Some projects get put off year after year. The radiator that barely heats, the back bedroom you no longer dare use in January, the energy bill that keeps climbing without anyone understanding why. Then comes the moment you decide to tackle it. And a second question immediately follows: where do you start, administratively?
In 2026, the answer has changed twice. The aid portal stayed closed for seven weeks at the start of the year, and the rules shifted again on September 1. Here is the real process, step by step, as it works today.
Why apply for renovation aid in 2026?
Let's start with the most down-to-earth reason: the out-of-pocket cost. A renovation that gains two energy classes for a house from the 1970s rarely costs less than 40,000 euros. With public schemes, a significant share of that sum doesn't come out of your pocket. Without them, the project stays just a project.
2026 has been a turbulent year. With no finance bill passed in December, the submission of new applications was suspended on December 31 at noon, and the portal only reopened on February 23, 2026. Seven weeks of blockage, and many households convinced the scheme was dead and buried.
It isn't. The year's budget reaches 3.6 billion euros. And one window remains open longer than expected: homes rated F and G in mainland France keep access to the single-measure pathway until December 31, 2027.
Step 1: get an energy audit or an energy performance diagnostic (DPE)
Nothing starts without a diagnostic. It is also the document people mix up most often.
The DPE (energy performance diagnostic) gives your home a rating from A to G. It is a snapshot, valid for ten years, which you may already have if you bought or rented recently. The energy audit goes much further: it describes several costed renovation scenarios, with the expected class gain for each. A working document, not just a rating.
For a major renovation, the audit is mandatory before submitting your application. No validated report, no file. Four conditions apply on top of that: the home must be rated E, F or G at the time of submission, have been built at least fifteen years ago, be a primary residence (yours or your tenant's), and the planned work must gain at least two classes.
That last point surprises many homeowners. Replacing the boiler is almost never enough on its own. It's the package of work, insulation included, that moves the rating.
Step 2: create your file on the MaPrimeRénov' portal
The application is made online. You create an account, fill in your household and home details, then upload your documents: tax notice, proof of ownership, audit report and signed quotes.
Since 2026, an extra step is required for major renovations: an appointment with a France Rénov' advisor is mandatory before submitting the application. The stated goal is to make the process more reliable and to filter out poorly sized projects. Allow for the wait to get an appointment in your schedule.
Above all, remember one rule that governs everything else: it is the date the file is submitted that counts, never the date the quote was signed. A file submitted on September 2 is judged under the September rules, even if the quote dates back to June.
Step 3: choose eligible work and an RGE contractor
This is where 2026 breaks from previous years.
A decree and orders dated August 25, 2026 narrowed the list of work eligible for funding as single measures, for any file submitted from September 1, 2026. The single-measure pathway, long the easiest way in, now covers only the installation of a heat pump and the removal of an oil tank. The other items found there, insulation alone, windows and doors, thermodynamic water heaters, have been dropped.
Does that doom your project? No, it redirects it. This work remains eligible, but as part of a major renovation, meaning within a package aimed at gaining two classes. The scheme's logic has changed direction: it pushes toward comprehensive projects and moves away from isolated measures.
One condition doesn't change, whatever the pathway: the company must be RGE-qualified (Reconnu Garant de l'Environnement) for the work in question. The qualification is awarded trade by trade. An RGE insulation contractor is not automatically RGE for a heat pump. Ask for the certificate and check its validity date.
Step 4: combine complementary aid
MaPrimeRénov' is only part of the funding. Eight schemes coexist in 2026, and most of them can be combined.
- The energy savings certificates, paid by energy suppliers, can always be combined with the main aid.
- The zero-interest eco-loan covers the remaining cost: up to 50,000 euros for a major renovation, 30,000 euros for a single measure, over a maximum of twenty years.
- The 5.5% VAT rate applies automatically as long as the contractor is RGE. You don't apply for it; it appears on the invoice.
- The energy voucher and aid from your region or intermunicipal authority round out the funding plan.
An overall cap governs the whole: the ceiling on combined aid. All aid combined, public funding cannot exceed 90% of the cost of the work for very low-income households, 75% for low-income households and 60% for middle-income households. A share therefore always remains your responsibility, and it needs to be planned in your cash flow.
Build the complete financing plan before you submit, not after. Local aid follows its own calendars, and several schemes also require an application before the work begins.
Step 5: follow the review process and the work itself
Once the file is submitted, the review begins. You receive a notification setting the amount granted. Until it arrives, there's one rule: don't start anything. Work begun before approval is never funded retroactively.
With approval in hand, the project can start. Low-income households can request an advance on the aid, which avoids tying up several thousand euros while waiting for the balance. This option has to be requested; it isn't automatic.
When the work is finished, you submit the invoices and request the balance. An on-site inspection remains possible to check that what was done complies with the plan. Keep everything: quotes, itemized invoices, RGE certificates, audit report. A well-organized file is settled quickly; a scattered one drags on for months.
Support to secure your renovation file

This is the point where many projects get bogged down. Not on the work itself, but on everything around it. Commissioning an audit, landing a France Rénov' appointment, gathering three or four quotes from companies that are all RGE-qualified, submitting before the first hammer swing, then coordinating the mason, the drywaller, the plumber and the electrician without them waiting on each other. It's no longer a renovation project, it's a second job.
One possible answer is to entrust everything to a multi-trade renovation company rather than stacking up separate contractors. Avenir Rénovations works on this principle: a dedicated project manager oversees the work from the first quote to final handover, coordinates the teams, absorbs unforeseen issues and supports the client with aid applications as well as payment solutions. The company claims more than 26,000 completed projects, a network of 175 agencies in France and Europe, and a 94% recommendation rate.
The benefit goes beyond mere convenience. A single point of contact who knows the scheme limits sequencing errors, the kind that cost you the entire aid over a misplaced date. On a project costing tens of thousands of euros, the difference is real.
Common administrative mistakes to avoid
Most refusals aren't due to the project but to the procedure. Five mistakes come up again and again.
Starting work before approval. By far the costliest, and the only one that can't be fixed. Neither good faith nor an earlier quote allows you to go back.
Confusing the quote date with the submission date. Some households signed a quote in July 2026 thinking they would benefit from the summer rules, then submitted their file in mid-September. They were judged under the September 1 rules, which are more restrictive. A quote freezes nothing.
Hiring a contractor who isn't qualified for the work in question. Check the qualification item by item, not the general label the company displays.
Submitting an incomplete file while telling yourself you'll complete it later. Each missing document restarts the review clock, and in the meantime, the project doesn't move forward.
Forgetting to declare other aid received. The cap is calculated on all public funding combined. An undeclared local grant, discovered when the balance is paid, can trigger a recalculation and a repayment.
These five points have a common denominator: they are settled upstream, with a bit of method. The work itself comes afterward.
FAQ: energy renovation aid in 2026
Can you get the aid for a home that isn't your primary residence?
The home must be occupied as a primary residence, by you or by your tenant. A second home or a property rented as a furnished tourist rental does not qualify for the main aid. Landlords have their own scale, tied to a commitment to rent the property after the work.
How long does the review of a file take?
Allow several weeks from a truly complete file. The time grows as soon as a document is missing, since the review restarts after each follow-up. Since the portal reopened in February 2026, the backlog built up during the closure still weighs on processing times in some regions.
Do you need a new diagnostic after the work?
For a major renovation, yes. Payment of the balance requires demonstrating the class gain announced in the audit, which means a new diagnostic once the work is finished. Plan for this expense from the start: it is part of the process, not an incidental cost.
What happens if the work deviates from the approved quote?
Any difference between the approved quote and the final invoice must be reported. If the work carried out is less than planned, the aid is recalculated downward. If it is more extensive, the amount granted does not automatically follow: a substantial change requires an amendment submitted before the work is carried out.
